Work is underway on streets and utilities in Saginaw’s first mixed-use developments, which will bring restaurants, retail and new homes to the community.
The Square and Beltmill developments are coming to the northern part of Saginaw.
The Square, a 27.25-acre development between Saginaw Boulevard and Old Decatur Road, will have restaurants with table service and wait staff, retail, offices and multi-family housing.
Farooq Wazirali, managing partner for The Square development, said the company is negotiating with a Japanese hibachi and a seafood restaurant to locate in Saginaw, and said he is confident that restaurants will come to the development because the company has relationships with owners.
Wazirali added that the company is also considering developing a shopping center in the Square.
The company also donated land to Saginaw for a park or other public use.
“We’re hoping The Square will become the center of Saginaw,” he said. “The idea is to bring everything in one development, multi-family, commercial, restaurants and a park.”
City Manager Gabe Reaume said having sit-down restaurants is a top priority for Saginaw residents.
“We are excited; we think it will be really nice,” Reaume said of the development.
Reaume said there is an incentive agreement with AM & JK Development where Saginaw will provide a $2 million grant for construction costs. But the developer must meet requirements in order to receive the funding, which includes proof that work was completed and two of the restaurants must be sit-down establishments.
Reaume said Saginaw formed a public improvement district and a Tax Increment Reinvestment Zone in the area to help with financing the public improvements.
Construction is underway on a new street called The Square Boulevard that will connect Saginaw Boulevard with Old Decatur Road.
Work is also underway east of the square on the 115-acre Beltmill development, which will also have a mix of restaurants, multi-family and single-family homes, senior living and retail.
Beltmill is on the northeast corner of Saginaw Boulevard and Bailey Boswell Road.
Don Allen, a partner with Lackland Holdings LLC, said work is starting on a multi-family complex called The Grand at Saginaw, which should open in late August of 2022. Plans also call for another type of multi-family housing where people can rent small homes with small back yards, he said.
There are also plans for the Cottages at Beltmill with 196 single-family lots, Allen said. Discussions are underway about retail.
The Beltmill will also have open spaces and areas for walking. Allen said the time was right to locate in Saginaw.
“We felt like it was a location ready for development,” he said.
Saginaw and Tarrant County worked to build the bridge over Saginaw Boulevard, which will improve traffic flow, he said.
